Dear
Purchasers
We
refer to our e-mail of the 22nd of
March 2006. We are pleased to advise
that our project is now moving full
steam ahead. We would like to update
you as far as the programme and completion
dates are concerned.
| 1.
Conan Construction, will during
the course of this month, establish
camp and work will commence
during May 2006. |
| 2.
It is anticipated that
they will complete the 1st phase
by the end August 2006 with
the remaining phase being finished
two to three months later. |
| 3.
We are anticipating
first transfers being registered
in September or October of this
year and Venn Nemeth & Hart
will be in contact with all
purchasers in the next couple
of weeks and will appreciate
it if you could please ensure
that all your obligations are
met, so as to avoid any delays. |
| 4.
The appeal to change the access
was turned down and access will
now be via Seeking Road, the
exit through Mimosa Road. Construction
vehicles will use Weir Drive. |
| 5.
During the course of
the next three weeks, the writer,
who is in charge of the architectural
code for the trustees, will
be spending a week in Cape Town
to rejuvenate a weary mind and
to finalise the building code,
this will be then be sent to
all of you. In the meantime
the developers are proceeding
with the design and building
of eight units and it is anticipated
that work on these units will
commence in August or September
of this year, with the anticipated
completion being in Easter 2007. |
The
terms of the settlement with the
Department of Agriculture were as
follows:
| The
public open space was increased
to in excess of 65 hectares.
This has meant that some 15
properties along Plantation
Road will now be open space
and all open space will be zoned
agriculture; |
To
enable us to meet their requirements,
all the properties bordering
on the main open space areas
to the east of the development
have lost 10 metres. These properties
are:
| 2.1
Erven numbers 2, 3, 4,
5, 6, 7, 9, 10, 12, 13,
14, 198, 199, 200, 201,
202, 203, 204 and 205;

| 2.2
In some cases the loss
of the area is less than
the 5% allowed in terms
of the original agreements
and in others it exceeds
this. In these cases the
purchasers are entitled
to cancel the agreements.
Should anybody wish to
cancel their agreements,
kindly contact the writer. |
| 3.
To offset the loss of
properties, it has been
agreed that the apartment
area may be densified,
so as to allow 70 apartments
and not 50 as originally
approved and that Erven
overlooking the public
open space on the south
western corner being Erven
numbers 84 through to
100 may be sub-divided
from their present 1100
m² to 650 m²
each. In addition to this,
Erven 2, 3, 15 and 16
will be sub-divided to
make way for properties
of somewhere in the region
of 3000 to 4000 m². |
